Values dead flat, sales eighteen days faster, and a third of everything still takes three months.
Westlake and Rollingwood is the most stable market on this site. Median price per square foot moved a single dollar, $724 to $723, which is as close to unchanged as a real market gets. What did change is speed: median days on market fell from 67 to 49. But the tail stays long, with 33% of sales taking more than 90 days, and standing inventory asks a median of $2,999,475 against $2,608,650 closing.

A one-dollar move in price per square foot
$724 to $723 year over year. In a market where individual sales range from under $1.4M to over $4.3M, that level of stability in the underlying value of a foot of Westlake is the single most useful fact on this page. The headline median moved 1.7%, and that is composition, not value.
Eighteen days faster, but the tail is long
Median days on market improved from 67 to 49 and sales closed at 93.7% of list. Yet a third of everything that sold took more than 90 days, and Ll Bradshaw and Estates at Blackacre posted medians of 162 and 98 days. In this price band the buyer pool is small enough that timing is close to random.
