The median fell 15%, but the price of a square foot barely moved. Those are not the same story.
Tarrytown's median sale price dropped from $2,130,000 to $1,800,000 this year, which reads alarming until you look at price per square foot: $702 down to $677, a 3.6% move. Smaller houses traded, not cheaper ones. Tarrytown sellers are also the most confident of any area on this site, with only 32% of active listings having taken a reduction.

What the data says
A 15% drop that is not a 15% drop
Median price fell 15.5% while price per square foot fell 3.6%. The gap between those two numbers is the whole story: the mix of what sold shifted smaller. Anyone quoting the headline median as evidence Tarrytown lost value is misreading a composition change as a price change.
The most confident sellers in Austin
Only 32% of Tarrytown's active listings have taken a price reduction, against 61% in Dripping Springs and 72% in Travis Heights. With 19 homes active and 2.9 months of supply, sellers here have the scarcity to hold, and mostly are.
Two Tarrytowns inside one neighborhood
Tobin & Johnson cleared a $1,550,000 median in 12 days. Tarry Town 06 posted a $2,700,000 median over 166 days. Same neighborhood, and the difference between a fast sale and a five-month one is which block you are on and what the house has already been through.
