Lake Travis Waterfront Market Report
Prices up 18%, volume up 50%, and seventeen months of standing inventory. All three at once.
Lake Travis waterfront is the strangest market on this site and the most misread. The median waterfront sale rose 18% to $1,391,250 and volume jumped from 72 sales to 108. At the same time there are 153 homes on the water for sale against roughly nine sales a month, and nearly half of everything that sold took more than 90 days. Waterfront is appreciating and illiquid simultaneously, which is normal for the lake and catastrophic for a seller who prices as though it were not.

What the data says
Seventeen months of supply is the number that matters
153 waterfront homes are active against a trailing pace of nine sales a month. Anything above six months favors buyers; seventeen is a different category entirely. A buyer on this lake has time, choice, and leverage, and should be using all three.
Appreciating and illiquid at the same time
The median rose 18% while median days on market went the wrong way, 72 up to 84, and 46% of sales took more than 90 days. Only 12% went under contract inside two weeks. Waterfront does not trade like the mainland: the buyer pool is small, specific, and patient, so the right price still takes months to find the right person.
Location on the water outweighs the address
Northshore on Lake Travis closed a $1,850,000 median in 36 days while Point Venture took 236 and Lake Oaks 190 at roughly a third of the price. Depth of water, boat access, and cove versus open water drive both price and speed here far more than the subdivision name does.
