Lake Austin waterfront is not really a market so much as a series of individual events. Fourteen homes changed hands in twelve months, with four of the twelve months recording no waterfront sale at all. The median was $5,006,250 at $1,295 per square foot, the highest price per foot anywhere in this report by a factor of nearly two. With so few transactions, treat every figure here as indicative rather than definitive.

What the data says
Price per foot went up while the median went down
The median fell 4.6% to $5,006,250, but price per square foot rose 8.5%, from $1,194 to $1,295. Across fourteen sales the median is barely meaningful; the price of a foot of Lake Austin frontage is the number that actually moved, and it moved up.
Sixteen months of supply, and almost nobody cutting
19 homes are active against roughly one sale a month, yet only 16% have taken a reduction, the lowest share on this site. Lake Austin owners do not need to sell and behave accordingly. The median asking price is $6,800,000 against $5,006,250 closing.
Time on market is measured in seasons
Median days on market improved dramatically, 161 down to 68, but 43% of sales still took more than 90 days and individual homes sat for 277, 326, and 896 days before closing. On this lake the right buyer is a person, not a market, and finding them takes as long as it takes.
