Dripping Springs closed 626 single-family sales over the past year, more than the other five areas on this site combined. It is also the one place where the softening is real rather than a mix effect: the median fell 3.1% and price per square foot fell 4.3% alongside it. With 240 homes active and 61% of them already reduced, this is a market where builders and resale sellers are competing directly for the same buyer.

What the data says
The softening here is real, not a mix effect
Median price fell 3.1% and median price per square foot fell 4.3%, from $255 to $244. When both move the same direction, buyers really are paying less per foot. That is different from Tarrytown or Westlake, where a falling median sits on top of a flat price per foot and simply means smaller homes traded.
New construction sets the floor
The median home sold here was built in 2022, and the three highest-volume communities are builder neighborhoods: Heritage at 87 sales and a $468,359 median, Big Sky Ranch at 44, and Cannon Ranch at 29. Their pricing anchors the whole market. Caliterra, at a $883,637 median, is playing a different game inside the same ZIP.
Sixty-one percent of standing inventory has cut
240 homes are active against a pace of about 52 sales a month, roughly 4.6 months of supply. The median asking price is $750,000 against $611,250 actually closing. A seller here is competing with builder incentives, and pricing to the resale comps alone is how listings end up in the 25% that take more than 90 days.
